**Additional Information:**
– All guests shall abide by the good neighbor policy and shall not engage in illegal activity.
– Quiet Hours are from 10 PM to 8 AM.
– 12 Adults Maximum
– Free Parking for up to 6 Vehicles. (No Parking or Driving on Grass)
– No Events Allowed without specific prior approval.
– No Smoking Indoors (if you smoke outdoors, clean up after and dispose of properly)
– Up to 3 dogs per reservation are welcome. $100 per pet
– Boat lift NOT for guest use

**Guest Requirements:**
In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.

Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.
After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.
Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:
– $35 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.
– $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
Interaction
We use keyless entry smart door locks and give you space but are available if you have any questions or need anything during your stay.
Interaction
A quiet, established neighborhood on the public side of Lake Anna. Rolling Woods is a peaceful community with mature trees and large lots, set on a long private driveway with a secluded cul-de-sac feel.

Fredericksburg historic downtown is about 40 minutes for shopping and day trips.
Access
Guests have access to the entire property, inside and out, excluding any locked owner closets.

Space
An extraordinarily spacious home with stunning lake views from the main level and a private wooded setting that stays cool all summer.

**Main Level:** The heart of the home opens to a stacked-stone fireplace topped with a “Welcome to the Lakehouse” sign and large windows facing the water. The chef’s kitchen features honey-oak cabinetry, dark stone countertops, a generous island with bar seating, double wall ovens, a custom hood over the stainless cooktop, and a sun-filled breakfast nook with a round table. The home has two distinct living areas: the formal great room anchored by the stone fireplace, plus a casual family room that centers on the property’s signature custom stacked-stone wet bar with built-in fridge. The primary suite is on the main level with a king bed, sage-green walls, a dual-vanity ensuite, a walk-in tile shower with built-in bench, and a generous walk-in closet. Three additional main-level bedrooms (two kings plus a twin-twin layout) share two full hallway baths.

**Lower Level:** The full basement is built for play. The game room features foosball, arcade basketball, an oversized wall-mounted Connect Four, a giant checkerboard, and a wet bar with high-top stools. The adjacent family room has a sectional sofa, two leather recliners facing a wall-mounted TV, and a built-in reading nook with stocked bookshelves. The lower-level king suite has its own ensuite bath plus a private sitting area with leather club chairs and a tree-filled window view. A twin bedroom, full shared bathroom, and laundry room complete this level.

**Upper Level:** A spacious bonus room under vaulted A-frame ceilings, designed as the favorite kids’ retreat. A queen plus three twin beds with curtain dividers, a sectional sofa, a TV setup for movie nights, dormer windows, stocked bookshelves, and a sitting area with modern rope chairs.

**Outdoor:** Two stories of wraparound porches deliver shaded outdoor living from every level. The upper porch is lined with red rocking chairs and topped with a beadboard ceiling. The lower covered porch is more casual, with seating and outdoor games. The hardscaped backyard fire pit is ringed with red Adirondack chairs. The signature two-level private dock features two boat slips below and a covered upper-level gazebo with ceiling fan, round dining table, lounge chairs, and cushioned bench seating, all with unobstructed lake views. A kayak is ready for use down near the dock.
Transit
Long, private tree-lined driveway with ample parking for up to 6 vehicles, ending in a secluded cul-de-sac setting. Detailed directions to the home are provided after booking.

Absolutely beautiful home

Absolutely beautiful home! The house had everything we needed to enjoy the lake and keep us entertained on a rainy day. The hot tub, board games, porch chairs and games were our favorites. The house was super clean and felt brand new. The upper level was amazing and perfect if you have kids. Daniel was very helpful and always responded quickly. I would absolutely stay here again and highly recommend!
