**Guest Requirements:**
In compliance with local laws or HOA requirements, guests must be at least 26 years old to book, and those under 26 must be accompanied by a parent or legal guardian throughout the reservation.

Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.
After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.
Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:
– $40 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.
– $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.

We use keyless entry smart door locks and give you space but are available if you have any questions or need anything.

New homes are being built in The Waters, so construction of homes and docks is ongoing most days. The Waters sub-division offers unparalleled living with a clubhouse, a pool (seasonal)*, tennis courts, pickleball courts, beach, and a marina with a boat launch. We provide a boat slip for guests who are either bringing a boat or are renting one. The community is also great for walking, jogging or biking and is golf cart friendly! This premier waterfront residential neighborhood community is located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue water surrounding this property, it is perfect for boating, swimming, fishing and water skiing.

This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay—from 4:00 PM on the day of your arrival until 10:00 AM on the day of your departure.

You’ll have full, private access to the entire house, backyard, fire pit, private beach area, and the community common areas.

Golfers are welcome to enjoy member-for-a-day access at Cutalong Golf Club, a private 18-hole championship course nearby. As our guest, you’ll receive exclusive tee time privileges through our partnership—just let us know in advance.
