If there is something you need and it is not listed, please ask for more information! You have full access to our entire house and property. The main kitchen and the lower level kitchen are both fully equipped with new stainless steel appliances, cookware and everything you need to cook for a large group. Outdoor enthusiasts will enjoy the deck, two screened porches, hot tub, fire pit, sandy beach, 3 kayaks and gas grill. Inside you will find a game room with ping pong, foosball and giant Jenga, a movie theater, smart TVs, and two laundry rooms. If you want to use a Boat or Jet Ski during your stay, you have access to the community boat ramp.

**Additional Information:**
– The hot tub is on the lower patio. Please keep the cover on when not in use, no glass in or around the hot tub, and children must be supervised at all times.
– The beach is a sand area at the shoreline with riprap along the water’s edge. Please use care entering the water and supervise children near the lake.
– Security cameras are located at the front door, above the garage entrance, above the deck stairs, on the lower level deck, and inside the garage (on the door openers). There are no cameras inside the living areas of the home.
– The main bay of the garage is available to guests. The single-bay garage is owner storage and is not part of the rental.
– Fire pit: please keep fires small and attended, and fully extinguish before you go inside. Firewood is provided.
– Kayaks: 3 kayaks are available with life vests. Please wear a life vest, return them above the waterline, and use at your own risk.
– Streaming services available with guests’ accounts.
– All guests shall abide by the good neighbor policy and shall not engage in illegal activity.
– Quiet Hours are from 10 PM to 8 AM.
– 14 Adults Maximum.
– Free Parking for up to 8 Vehicles. (No Parking or Driving on Grass)
– No Events Allowed without specific prior approval.
– No pets allowed.
– No boat slip or lift available.

**Guest Requirements:**
In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.

Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.
After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.
Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:
– $45 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.
– $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.

We use keyless entry smart door locks and give you space but are available if you have any questions or need anything.

Rock Island Landing is a new premier waterfront residential community, so there is ongoing nearby construction of new homes and docks most days from sunrise until about 4:30 PM. Rock Island Landing is located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue water surrounding this property, it is perfect for boating, swimming, fishing and water skiing.
This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay.

You have full access to the entire house and property, including the lower level, both screened porches, the deck, the hot tub and the beach. Please let us know if you plan to rent a Pontoon Boat so we can refer you to our premier partner (DV Rentals LKA)!

Rock Island Landing is a new waterfront community near the center of Lake Anna’s private side, and this home sits on a 1.1-acre lot with 175 feet of shoreline and open views down the cove. Everything inside is new, from the white oak floors to the quartz counters, and the layout gives a large group room to spread out and still come back together.

MAIN LEVEL
The great room rises two stories under a catwalk loft, with a shiplap fireplace wall, a large TV and three sets of sliding doors onto the deck. The kitchen has a gas range, stainless appliances, a farmhouse sink and a 6-seat island, plus a coffee station with a Keurig and kettle. The dining table seats 10.
The Primary Suite is on this level: king bed, coffered ceiling, TV and sitting area, a walk-in closet, and an ensuite bath with a freestanding soaking tub, a marble walk-in shower with body jets and a double vanity. Sliding doors open to a private screened porch over the lake.
Two more king bedrooms share a Jack and Jill bath with a walk-in shower. One of them opens onto the second screened porch. A powder room and a full laundry room round out the main floor.

UPPER LEVEL
The loft looks down into the great room and out to the water through a wall of windows, with a reading nook and a dedicated desk for anyone working remotely. Four bedrooms are up here: a king with a private balcony and rocking chairs, a second king, and a bunk room with two twin-over-twin bunks and a trundle, all sharing a hall bath with a tub. The fourth is a large king bedroom with its own ensuite bath, two twin beds that convert to a king, and a second balcony over the lake.

LOWER LEVEL
The walkout level is built for entertaining: ping pong, foosball, giant Jenga, a kids’ play corner, a sectional in front of a second linear fireplace and TV, and a full second kitchen with a 5-seat bar. The theater room has a projector, a wall-size screen and tiered lounge seating. A king bedroom with a lake view and its own ensuite bath is down here too, along with a half bath and a second laundry room.

OUTSIDE
The main deck has outdoor dining for 8, a gas grill and rocking chairs. Both screened porches have ceiling fans and cushioned seating. Under the deck, the lower patio holds the hot tub and lounge seating, and the lawn runs down to a framed sand beach with 10 Adirondack chairs at the shoreline. A fire pit and 3 kayaks are on hand for evenings by the water and mornings on it. The main bay of the garage is open to guests as extra play space.

Please note: this is a brand new community, so landscaping around the home and nearby lots is still being finished, and you may hear construction on neighboring properties during weekday daytime hours.
