**Guest Requirements:**
In compliance with local laws or HOA requirements, guests must be at least 28 years old to book, and those under 28 must be accompanied by a parent or legal guardian throughout the reservation.

Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.
After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.
Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:
– $20 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.
– $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.

Wade a While sits in the Blounts Harbour community on the quiet public (cool) side of Lake Anna, a 13,000-acre lake known for boating, fishing, and easy summer days. You are tucked among mature trees on calm, open water, yet close to lakeside restaurants, marinas, and Virginia wineries. Spend your days on the water and your evenings by the fire, then explore the shops and tasting rooms that make Lake Anna a year-round destination.

Self check-in with keyless entry makes arrival easy at any hour; your door code is sent before your stay. A large gravel driveway offers plenty of off-street parking alongside the attached two-car garage. From the driveway, a short, gentle path leads down to the yard, dock, and boathouse.

Wade a While is a light-filled lake home built for togetherness, with big open-water views from nearly every gathering space.

Main level
– Great Room: Vaulted ceilings with exposed wood beams, comfortable sofas, a large Smart TV, and a wall of windows framing the lake.
– Kitchen: Granite counters, a peninsula with bar seating, stainless appliances, and double wall ovens, open to the living and dining areas.
– Dining: A farmhouse table for six under beamed ceilings, steps from the deck.
– Primary Suite: A restful main-level retreat with a king bed, a large walk-in closet (with pack-n-play and room for baby gear), and a private ensuite bath with a walk-in travertine shower.
– Plus a half bath, a full laundry room, and direct access to the wraparound deck.

The water off the dock is a deep 7+ feet, perfect for swimming right off the dock. Guests are welcome to dock a boat at the private dock, where bumpers and cleats are provided (the covered slips and boat lift are reserved for the owner).

The home comfortably sleeps up to nine across three bedrooms, with easy indoor-outdoor flow on both levels.

Lake Anna is an easy drive from much of the region: roughly an hour from Fredericksburg, Richmond, and Charlottesville, and about two hours from Washington, D.C. A vehicle is recommended for getting around the lake and reaching nearby marinas, restaurants, and wineries. Full driving directions and your door code are sent before check-in.
