If there is something you need and it is not listed, please ask! You have full access to the entire home, garage apartment, and grounds. The Sanctuary is a restorative health resort concept: pool, gym, sauna, putting green, theater, and a private dock with two slips, all wrapped in modern Nordic architecture of glass, concrete, steel, and western red cedar.

**Additional Information:**
– All guests shall abide by the good neighbor policy and shall not engage in illegal activity.
– Quiet Hours are from 10 PM to 8 AM.
– 25 Adults Maximum.
– Free Parking for up to 10 Vehicles. (No Parking or Driving on Grass)
– No Events Allowed
– No Pets Allowed.
– No smoking anywhere on the property.
– The pool is seasonal, and pool service is performed every Monday.
– Please do not move furniture or the fire pit location.
– Two boat slips are available for guest use: one up to 30 ft and one up to 25 ft.
– The Roomba is not for guest use.
– The Jon Boat is not for guest use.
– For the security of our guests and home, exterior security cameras face the Pool Patio, Sunset Patio, Basement Patio, and Parking Lot. The cameras are on during your stay.

**Guest Requirements:**
In compliance with local laws or HOA requirements, guests must be at least 28 years old to book, and those under 28 must be accompanied by a parent or legal guardian throughout the reservation.

Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.
After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.
Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:
– $45 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.
– $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.

Our local team is available by message throughout your stay and can be on site quickly if anything needs attention.

The Sanctuary sits in Freshwater Estates, a quiet established community on the public side of Lake Anna, one of Virginia’s largest and clearest lakes. Spend the day boating, swimming, paddling, or fishing, then explore the local wineries, breweries, and waterfront restaurants. Lake Anna State Park is a short drive for hiking, beaches, and nature programs. Anna Point Marina and Evans Family Place are the closest boat ramps, and boat rentals are available nearby on the lake.

Self check-in via smart lock with a unique code for each reservation. Free parking for up to 10 vehicles in the driveway and parking area. Please do not park on the grass or street.

THE MAIN HOUSE
The cantilevered great room hangs over the waterfront edge with glass on three sides, anchored by clean Scandinavian lines and gallery-style art throughout. The chef’s kitchen pairs warm wood cabinetry with stone counters and a long island, open to a dining area framed by a soaring A-frame wall of glass. A sculptural gold spiral staircase leads to the library bedroom. The main staircase leads to the loft and loft bedrooms.

ON THE WATER
A private 40-foot dock with two slips with cleats (bring your own bumpers) (up to 30 ft and 25 ft), two kayaks, and two paddleboards. The shoreline path leads from the lawn to calm cove water on Lake Anna’s public side.

Three entertaining patios (one fully covered), outdoor dining with a grill, an outdoor shower, a fire pit, and a treetop balcony in the cedar canopy.

A car is the best way to reach and explore Lake Anna. The Sanctuary is roughly 1.5 to 2 hours from Washington, DC, about an hour from Richmond and Charlottesville, and about 45 minutes from Fredericksburg. Once you arrive, groceries and supplies are 10 to 15 minutes away in Mineral.
