Set in Freshwater Estates on the public side of Lake Anna, this 4,000 sq ft home sleeps up to 16 with three full bathrooms, a game room built for rainy days and late nights, and a private dock with covered boat lift, double jet ski ports, and swim platform. Start the morning with coffee on the covered dock pavilion. By noon, the kayak is on the water. By evening, the fire pit is lit and no one wants to go inside. With an open main floor that keeps everyone connected, a chef's kitchen ready for real cooking, and wraparound decks on every level, this is the kind of place where the agenda dissolves by noon. Two hours from D.C. and a world apart.
MAIN LEVEL
The open main floor is where the trip actually happens. A great room with vaulted ceilings, hardwood floors, and a stone fireplace anchors the space, flowing into a fully equipped kitchen with white cabinetry, granite countertops, center island with breakfast bar, double ovens, and everything a serious cook needs. The dining table seats eight, with additional seating at the breakfast nook and screened porch.

- Bedroom 1 (Primary): King bed, en-suite bath with soaking tub and walk-in shower, double vanity
- Bedroom 2: King bed, hall bath with shower
- Bedroom 3: Queen bed, hall bath with shower
LOWER LEVEL
The lower level is where the fun lives. A sprawling game room with stone fireplace, foosball, ping pong, air hockey, large sectional for movie nights, bar counter with stools, and a cozy bunk bed nook for additional sleeping. French doors open to the yard and lake beyond.

ROOM ABOVE GARAGE
- Bedroom 6: King bed, full bed, and bunk bed. A flexible space that works for kids, teens, or overflow guests.
OUTDOOR LIVING
The outdoor space is where this property truly shines. Multiple deck levels wrap the home, including a screened porch for bug-free evenings and a covered upper deck for dinner with a view. Below, a paver patio with lounge chairs leads to the lakeside yard, stone fire pit with built-in seating, and terraced steps down to the private dock.
The dock includes a covered boat lift, double jet ski ports, swim platform, and a covered pavilion with Adirondack seating and ceiling fan. Kayak included.
LOCATION
Located in Freshwater Estates on the public side of Lake Anna. Community boat ramp access. Approximately two hours from Washington, D.C., one hour from Richmond, and 45 minutes from Charlottesville.
IMPORTANT NOTES
- Check-in: 4:00 PM / Check-out: 10:00 AM
- Minimum age of primary renter: 25
- No pets
- Smoking outdoors only in designated areas
- Small gatherings permitted with prior approval
- Exterior security cameras on rear balcony and front driveway (disclosed per policy)
- Minimum stay: 3 nights (7 nights during summer peak, Saturday to Saturday preferred)
- Parking for up to 10 vehicles
One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.
Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.
After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.
Damage Protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:
- A per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.
- $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
